A link for an application for leasing consideration is provided below. An application fee will be collected during the application process and 3rd-party services will evaluate information provided in the application for a report to be generated for review by the property owner.

YOU ARE ADVISED TO REVIEW THE TENANT SELECTION CRITERIA PRIOR TO SUBMITTING AN APPLICATION.

Tenant Selection Criteria:

This is the current tenant selection criteria for this community, but nothing contained herein is a representation that all people currently residing here have met these requirements. There may be persons who began residing at this community prior to this particular criteria going into effect. For the purpose of this notification, the term “applicant” is defined as a person who will be signing a lease as a “resident”. Unless otherwise provided by law, an applicant must be at least 18 years of age to qualify as a resident. All individuals 18 years of age or older must complete an application and if approved for residency, be listed as a “resident” on the lease contract. The term “occupant” is defined as a person under the age of 18 who will be listed on the lease contract as an occupant.

AUTHORIZATION TO OBTAIN AND VERIFY INFORMATION:

All applicants agree and consent to allow Lessor or Landlord, through its designated representatives and employees, to obtain and verify income, employment, credit, criminal background, and rental history information for the purpose of determining whether or not the applicant will be approved to lease an apartment. Any applicant may be denied the opportunity to lease at our community for, without limitation, what we consider to be a poor rental profile and history, a poor credit history, an unacceptable criminal history, insufficient income, drug or alcohol abuse, falsification of information provided by an applicant during the application process, and an incomplete rental application. When multiple persons are applying to live together, the information concerning one applicant may cause all applicants to be declined if they insist on living together.

PREVIOUS RENTAL HISTORY:

In connection with your rental history (and mortgage history, if any), any one of the following is grounds for denial of your application to live at our community: (1) any one instance of having vacated a rental dwelling you previously occupied prior to the end of the lease term without fulfilling all obligations of that tenancy; (2) any one eviction filing against you in connection with your previous rental tenancy; (3) more than two late payments of rent or mortgage within a twelve month period from current or past housing; (4) any instances involving disturbance of neighbors, or destruction of private or public property by the applicant and/or applicant’s family members or occupants; (5) any instances of behavior we consider to be dangerous; (6) any instances involving housekeeping we consider to be unsanitary or hazardous.

CREDIT HISTORY:

We currently utilize the services of a third party which may employ a statistical credit scoring system to evaluate how likely it is that an applicant will pay rent in a timely manner and fulfill all lease obligations. This scoring system takes into consideration elements illustrating willingness and ability to pay one’s financial obligations in a consistent, timely and complete way. Based upon the results of this evaluation, any application may be accepted, rejected or accepted with conditions.

GUARANTORS:

If the applicant(s) required a guarantor, the guarantor must be accepted with no conditions.

CRIMINAL HISTORY:

Lessor or Landlord may perform a limited criminal records check on any applicant or person age 18 or older who will reside in the apartment premises at any time during the term of the Lease. The limited criminal background screening will only consider felony criminal convictions where the convictions occurred in the last 5 years and were related to the following categories of offenses: (1) property offenses; (2) major drug offenses; (3) fraud offenses; (4) major violent offenses against persons; and (5) sex offenses. Any other category of offense will not be considered. These categories were identified because they involve conduct by a person whose tenancy may present a current direct threat of harm to others or the risk of substantial damage to the property of others. This limited criminal background screening will not consider arrests, charges, expunged convictions, convictions reversed on appeal, vacated convictions, offenses where adjudication was withheld or deferred, pardoned convictions, and sealed juvenile records. It will not treat people differently based upon whether the person is on probation or parole.

CURRENT DRUG OR ALCOHOL ABUSE:

Any current use of an illegal drug or controlled substance will be grounds for disapproval of your application for tenancy. Any use of alcohol which, in our opinion, poses a direct threat to the health or safety of others (including our employees and representatives) in or near the community is grounds for disapproval of your application for tenancy.

NO SOCIAL SECURITY NUMBER:

In addition to qualifying under the terms stated in this Tenant Selection Criteria, applicants who DO NOT HAVE A SOCIAL SECURITY NUMBER will be required to provide verifiable proof of identity. This may include, without limitation, production of a current, original passport showing raised notary seals. Official documentation from the U.S. Citizenship and Immigration Services verifying your identity may also be required.

ACKNOWLEDGMENT:

By submitting an application, you are acknowledging that you have had the opportunity to review the landlord’s Tenant Selection Criteria and such criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the criteria, or if you provide inaccurate or incomplete information, your application may be rejected, and your application fee will not be refunded.  The link on this web page will direct you to an application form and process provided by a 3rd-party and the report provided by such 3rd-party service will be used to evaluate the application. Lessor or Landlord reserves the right to seek supplemental information prior to making any decision relative to any application.
